Guide · Protecting a villa
How to protect a villa on the Costa del Sol
The guide without the marketing: what works, in what order, what the law says, and what nobody can honestly promise you.
The right order of decisions
Read the plot
Access points, sight lines, blind spots, lighting, vegetation, distance to the sea. The right technology follows from the terrain — a magnificent radar in the wrong garden is money lost.
Detect + verify
A perimeter that warns early, an image that confirms, local action that works without the internet. The layers, explained here.
Alive in five years
Full backup power, heartbeat monitoring, coastal-grade materials where due, and tuning against false alarms. A system that gets switched off protects nobody.
The legal part, in four lines
- An information sign for video surveillance, visible before entering the recorded area.
- Angles limited to your property: no street beyond the strictly necessary, and never a neighbour’s plot.
- Retention of one month maximum (LOPDGDD art. 22); footage of a crime goes to the authorities within 72 hours.
- Microphones: best disabled and documented — audio is regulated far more strictly than images.

Frequently asked questions
How do I protect my villa from burglary?
With layered protection: detect on the perimeter, verify with an image and act (alert, light, siren). No layer is enough alone; the key is detecting before they reach the house.
Is burglary rising in Málaga?
Not according to official data: home burglary fell 23.9% in the province in 2025 (Interior Ministry). If someone tells you it is “soaring”, ask for the source.
How many cameras does a villa need?
There is no fixed number: it depends on sight lines, access points and blind zones. It is decided with a coverage plan during the visit, not by catalogue.
Where are cameras placed on a plot?
At the access points, the long sight lines and the approach points, at a height that respects the sensor geometry and does not capture the public street or the neighbour.
Visible or discreet cameras?
Visible where they deter, discreet where they intrude, but always legal. In protected historic areas there can be municipal limits on street visibility.
What does the law say about filming on my property?
An information sign, angles limited to your plot, one-month maximum retention and handover to the authorities within 72 hours if a crime is captured. The framework is on systems · standards.
Can I film the street in front of my house?
Only what is strictly necessary to protect the access, never generally. Filming the public street or the neighbour's plot is the number-one cause of AEPD complaints.
Do I need to connect the alarm to the police or a receiving centre?
It is not compulsory for a home. We install systems not connected to a centre: the alert, with an image, reaches you. We provide and promise no police response.
What can an honest installer not promise?
Police intervention, response times or that “you will never be burgled”. A system detects earlier, verifies, deters and documents; the rest depends on factors nobody controls.
I have just bought a villa — where do I start?
By checking whether the inherited system works and who holds the passwords, where it is powered from, what the cameras capture (legally) and what happens with the house empty. A survey settles it in half a day.
Is an alarm useful if I live away part of the year?
Yes, if designed for it: phone alerts in any country, water and power telemetry and a heartbeat. See holiday homes.
What matters more, the alarm or the cameras?
Neither alone: an alarm without verification gives false alarms, and cameras without early detection only let you watch the burglary afterwards. The combination is what protects.
How do I avoid false alarms with my dog and the garden?
With AI classification and post-installation fine-tuning. It is a topic in itself: see the false-alarms guide.
Is maintenance worth it?
On the coast, very much: salt air and heat destroy brackets and fixings. Maintenance is optional and with no lock-in, but it is what keeps the system alive in five years.
How much does it cost to protect a villa?
It depends on the plot and the layers needed. We do not quote by phone: after the technical visit you get one fixed price.
Where do I start with protecting a villa?
With the terrain, not the catalogue: what can be seen from outside, where entry is easiest, which areas stay dark, how many months the house stands empty, and what animals visit. The technology follows from that — never the other way round.
Is burglary rising in Málaga?
Not according to official data: home burglary fell 23.9% in the province in 2025 (Interior Ministry). We do not sell fear — if someone tells you burglaries are “soaring”, ask for their source.
What is layered protection?
Detect on the perimeter (radar, LiDAR, beams), verify with an image (AI or thermal camera), then act (photo alert, light, siren). Each layer covers the other's weaknesses; none is sufficient alone.
Visible cameras or discreet ones?
Visible where they deter, discreet where they intrude — but always legal: an information sign, angles that exclude the street and the neighbour's plot, and retention of one month maximum. In protected historic areas, municipal rules may also limit what can be visible from the street.
What can no honest installer promise?
Police intervention, response times, or that “nobody will ever break in”. A technical system detects earlier, verifies with images, deters and documents. Everything beyond that depends on factors nobody controls — and whoever promises it is selling smoke.
I have just bought a villa here. What should I check first?
Whether the inherited system actually works and who holds its passwords; where the recorder and router are powered from; what the cameras cover (legally!); and what happens when the house stands empty — water, power, alerts. A survey answers all of it in half a day.
Shall we talk about your home?
No-obligation technical visit anywhere in the province of Malaga. We work in English and Spanish.
